NSW Health says poor subfloor ventilation makes rising damp worse in a brick or stone wall and advises keeping the weep holes and air vents at the base of the house uncovered. Four things to know first

  • The licence turns on what the job is Fitting a fixed ventilation system to a home is residential building work in NSW. Over A$5,000 in labour and materials, including GST, the contractor needs a NSW contractor licence. A passive vent job under A$5,000 with no wiring needs no licence at all.
  • Wiring never waits for a dollar figure In NSW any electrical wiring work, to a fan, its controller or a power point, must be done by a licensed electrician, whatever the job costs.
  • The Code asks for more where the ground is wet Where the ground or subfloor is excessively damp or flooded often, the National Construction Code adds a choice of 50% more ventilation, a ground membrane or durable framing.
  • Existing homes are not held to new standards The Code's rules apply to new building work. An existing home does not need to meet current standards unless new building work is done.

Subfloor Ventilation across the Central Coast

Parts of the Central Coast have a particular reason to look under the floor. Central Coast Council's study of the Woy Woy Peninsula says that in very wet periods the groundwater table can rise so that flooding remains for several weeks, and its study of the Tuggerah Lakes says yard ponding there is likely to be associated with high water table conditions. Where a subfloor is excessively damp or flooded often, the National Construction Code adds a choice: 50% more ventilation, a ground membrane, or durable framing.
